The office building was designed as a sustainable and adaptive new construction, supporting a variety of working styles while remaining flexible for long-term use. The ground floor houses shared functions such as bicycle changing rooms with showers, as well as accessible sanitary and technical facilities. The three upper floors share an identical layout and can be organized as either one or two units. A flexible floor plan allows for diverse working configurations – from open-space areas to individual and team offices – providing long-term adaptability for different tenancy scenarios.
Resource efficiency was a key consideration in the construction. Cobiax slabs reduce the concrete volume and thus the building’s CO₂ footprint, while the use of R-concrete conserves primary resources. The timber-frame façade, with untreated wooden slats and fiber-cement panels, along with recyclable and partially Cradle-to-Cradle-certified materials, supports the building’s sustainable design. Material selection and usage were guided by early-life-cycle assessment studies. Additionally, foam glass gravel is used beneath the floor slab as a nearly fully recyclable insulation and clean layer.
The project received DGNB Gold certification (75,9%) with the QNG seal in May 2026. The office building was completed and occupied in April 2025.
